Are you available 24 hours a day for emergencies?
Cornerstone has an emergency line which is activated after hours. The emergency line is sent to Ambs call service in Michigan. This company has a 100% success rate of answering the phone. They take the name and number, along with a brief description of the emergency, and contact the Owners of maintenance crew at Cornerstone. Ambs will call repeatedly until a representative answers the call and responds, no matter what time of day or night we are in. We take pride in responding to emergencies as we want to maintain your investment!
What are some other fee's I can expect outside of the commission?
Cornerstone will have a few flat fee's to get started and find new tenants. Cornerstone charges a start up fee and a re-marketing fee. Outside of these fee's, all other fee's are associated with up-keep of the property. For example, sprinkler start up or sprinkler blow outs are optional charges for an Owner to hire a professional. Filters can also be replaced by a professional to insure the HVAC unit stays clean and is well protected.
How is commission calculated?
Cornerstone collects the gross rent from the tenant which is the amount the commission is based off of. For example, if Cornerstone charges 8% commission and the rent is $2000, Cornerstone will collect $160 and the remaining balance of $1840 would be deposited with the Owner, via direct deposit or by check.
How can I maximize rent?
Although some items are fixed and can't be addressed (such as location), there are several items that an Owner address to maximize both rent and days on market. New interior paint with carpet cleaning (or new carpet) are sure to attract potential tenants. Updating light fixtures and appliances are also a great attraction to potential tenants. Some items where an owner may not get the best 'bang for your buck' would be spending too much on landscaping improvements, poly flooring in the garage, building a deck in the backyard or putting on a new roof when there's still life in it. These are just a few observations from our experience. Cornerstone will always give recommendations on what should be done and what doesn't need attention.
